House book – Tabien Baan – for other nationalities than Swedish
Foreign citizens who own houses in Thailand are recommended to apply for a yellow house book. In the booklet, the address of the house and the name of those who live in the house are written in Thai language.
Non – Swedish homeowners need to visit their embassy in order to acquire a verified copy of the passport, can also be done before leaving from the home country at a certified notary office. Apart from a personnel visit to the embassy or a notary office the only other occasion that a house owner needs to attend is the visit at the municipal office (teesabaan in Thai) which is the last step in the procedure. Please notice that Sweden and France has a consulate in Hua Hin. Some embassies accept that the personal passport is presented by a designated courier.
The passport copy verified by embassy or notary is submitted when we visit the Ministry of the Interior in Bangkok. There, the copy is translated into Thai and verified with stamp and signature. Copy of the visa page must be attached. It can take up to 10 days before the completed document arrives at Hua Hin via Thai postal service.
Of Thai tradition, only one person is appointed as the “house elder”. Others registered in the ownership certificate at the Land Office, are entered in the yellow book as inherent. Please note that a house book is not an evidence of ownership. Yellow book is for foreign citizens and blue book for Thai citizens.
When a homeowner decided to get a yellow book and wish our assistant please contact LARF via the website. The cost of acquiring a yellow book is 7,500 baht plus fees amounting to approximately 1600 baht per person. Fees at embassies and notary offices are not included.
In order for the entire process, which takes 14-16 days to be completed during your stay in Thailand, we recommend that you start the process as soon as possible after arriving in Thailand. The time frame mentioned above can be extended due to circumstances.
If you have a blue book, please bring it when visiting the municipal office. The blue book will be replaced with a yellow book. The other necessary documents when visiting the municipal office are a copy of the registered Freehold, the Land lease agreement, the title deed and a map showing where the house is located.
Please notice that the first step to start the procedure is to acquire a verified copy of the passport. As soon as such a copy is submitted to the office of LARF Co., Ltd we can continue the process described above. Persons appointed by LARF’s office will follow every step of the procedure and also accompany you at the municipal office in Hua Hin.
