Welcome to our community and our “Rules.” We, both LARF (landowners and area managers) and homeowners, hope that our shared existence in the area will be characterized by harmony. We aim to create a harmonious environment and ask that you respect the rules that have been established to ensure that everyone can enjoy their stay here to the fullest.
It is the responsibility of each homeowner and tenant, in consultation with LARF, to work together to maintain this harmony. We encourage each individual to use their common sense and show responsibility to the community. This means following the rules and behaving in a way that does not unnecessarily disturb your neighbors.
Together, we can create a pleasant and harmonious living environment for all those residing within the area. We thank you for your participation and look forward to a positive and enjoyable time together.
Generally
- Here, we strive to treat every house and area with care and consideration, in a collective effort to preserve and maintain a pleasant environment. To achieve this, we need engagement and cooperation from everyone.
- Homeowners and tenants are responsible for ensuring that their activities do not disturb their neighbors. We encourage the maintenance of cleanliness, order, and good condition, both indoors and outdoors.
- Considering that we share our living spaces closely with each other, it is essential to be considerate of our neighbors. We ask you to keep noise levels down and exercise extra caution between 10:00 PM and 7:00 AM. Remember that your music is for your own enjoyment, not your neighbor’s.
- Please ensure you have your key card with you when leaving the area at night to avoid disturbing the staff when you return through the gate. Note that the staff’s evening and nighttime rest is respected from 9:00 PM to 7:00 AM.
- We are committed to segregating our waste. Please use the appropriate containers for your garbage.
- To maintain a pet-free environment, pets are not allowed within the area, and it is also prohibited to feed animals that visit the area. We recommend not feeding dogs or cats near the vicinity of the area.
- Cars and mopeds should be parked in the designated areas to facilitate traffic flow and maintain order.
- Tenants are expected to immediately report any damages or issues in their homes, such as water leaks, to the staff in the area or LARF’s managers.
- Football play is not allowed within the area.
- Occasionally, snakes may be present within the area. If you encounter a snake, please contact the LARF staff immediately rather than attempting to handle the situation yourself.
Swimmingpool
We have specific hours for swimming and play at the pool to ensure a pleasant and safe environment for all our residents.
- Swimming hours are between 7:00 AM and 10:00 PM, while play hours are between 9:00 AM and 8:00 PM. Early in the morning, between 6:00 AM and 7:00 AM, the staff cleans the pool. Therefore, it is important not to use the pool until the staff has finished cleaning it.
- Please note that all use of the pool is at your own risk, and parents are responsible for supervising their children. We ask everyone to avoid performing jumps like the “cannonball” when others are in the pool for safety reasons.
- Showering before entering the pool is mandatory – every time. The use of sunscreens and sweat can significantly affect water quality, and showering helps to maintain the pool’s water quality.
- Swimwear is mandatory for everyone, and for diaper-wearing children, it is mandatory to use swim pants or swim diapers. It is not allowed to swim in regular clothing, such as t-shirts, but full-body sun protection suits are, of course, acceptable for both children and adults.
- When you are finished with your day at the pool, please take your water toys, towels, and other personal items with you.
- It is not allowed to use soap or shampoo in the shower at the pool area due to the risk of slipping.
- Please follow other information and instructions posted at the pool area for a safe and enjoyable experience.

Parking
- Existing marked car parking spaces within the area should be used first if they are available. A maximum of one marked parking space should be used per household.
- If the marked car parking spaces are full, it is allowed to park in front of your own house as close to your own property as possible without obstructing other traffic from passing. Please no long-term parking in front of residential houses.
- Guests are requested to park outside Baan Lisa to avoid overloading the existing spaces designated for residents. Residents are asked to explain the rules to guests.
These guidelines are designed to facilitate parking within the area and ensure that parking spaces are used in a fair and efficient manner. This can help reduce parking issues and preserve access to parking spaces for residents.
Safety
- No glass bottles/glass are allowed in the pool/lawn area.
- The speed limit within the area is 5 km/h for all vehicles. There are many children in the area, and visibility is often obstructed due to the tall hedges. Avoid bringing Tuk-tuks and other external vehicles onto the area unless you have heavy items to transport.
